Most construction projects fail in the handoffs between the land seller and the developer, the architect and the builder, the builder and the trades. Every handoff is a place for a schedule to slip and a budget to grow.


MadiBuilt removes them. We are able to acquire and entitle land, manage design, pull permits, self-perform and supervise construction, and deliver the finished building. One contract. One point of contact. One company accountable for the result.


That structure is why we take on projects other builders pass on: raw parcels that need entitlement, historic properties with preservation requirements, and infill lots with complicated site work.

First Conversation

We talk through what you want to build, where, and roughly what you want to spend. Thirty minutes, no charge, no obligation. If we are not the right builder for the project, we will say so and point you toward someone who is.

Site and Feasibility Review

We walk the property and evaluate zoning, setbacks, utilities, topography, soils, and access. You get a clear picture of what the site supports and what it costs to prepare — before you spend money on design.

Design and Preliminary Budget

We coordinate the architect and engineers, or work from plans you already have. The budget develops alongside the drawings instead of after them, so the design stays inside your number rather than discovering it too late.

Contract and Allowances

A fixed scope, a fixed schedule, and written allowances for every selection category, so you know what is included and what an upgrade actually costs.

Permitting and Approvals

We handle submissions, reviews, comments, and resubmittals with the locality. This is where projects quietly lose months.

Construction

One project manager owns your project. You get regular progress updates with photos and a single phone number to call — not a rotating cast of coordinators.

Selections and Changes

Selections happen on a schedule so decisions never hold up the trades. Any change is priced and approved in writing before work proceeds. No verbal change orders, ever.

Final Walkthrough and Punch List

We walk the building together, list everything, and complete it before closeout.

Delivery and Warranty

Keys, manuals, and written warranty documentation. We answer the phone after closing. That is most of what a warranty actually means.

A warranty is only as good as the builder who stands behind it.

What We Ask of You

The best projects are a partnership. We ask that selections be made by the dates we set together, that decisions be returned within a few days, and that any concerns be shared with us as soon as it comes up. That keeps the work moving and gives us time to solve issues before they affect the schedule.

We start with a feasibility review. We determine what the site will support, what it will cost to make it buildable, and what that means for your budget. Some lots cost more to prepare than to build on. It is far better to learn that in week one than in month four.

You Need a Buildable Lot

We acquire and develop land as part of our own business, which means we can help you find and evaluate a parcel before you buy it. Most builders cannot offer that. It is the difference between buying a homesite and buying a problem.

Construction Proposals & Pricing

Accountable. Transparent. Honest. 

Cost is driven by three things, in this order: size, site conditions, and finish level. A modest home on a difficult site can cost more than a larger one on an easy lot, which is why we look at the land before we talk about numbers.

We price from real plans and real allowances rather than a per-square-foot number, because per-square-foot pricing is how budgets get blown. When we give you a number, it is a number we intend to hold.

We will talk openly about budget in the first conversation. Tell us what you want to spend and we will tell you honestly what it will and will not buy on your site.
